Catalog

Property

A property is the hotel, villa, apartment or other accommodation you offer. Its record brings together its name, address, rooms and content. For example, you manage the rooms and images for Deniz Hotel in Antalya through that property's record.

What information does a property record hold?

Information Example
Basic details Property name, contact details and classification.
Address and location Country, city, street address and map location.
Rooms Room types, capacities and bed layouts.
Content Descriptions, photos and amenities.
Check-in and check-out times The earliest check-in and the latest check-out, in the property's local time.
Connections Systems that send or receive information.
Mappings Matches for the source's property, room and rate-plan codes.

When adding a property

  1. Identify the property

Check its name, address and location. If linking to a shared catalog entry, make sure you select the same hotel. Choose how you work with the property: Net rate, selected at first, or Commissionable with its commission rate. Its rate plans open with this choice; see Rate plans.

  2. Complete rooms and content

Check the room types you sell, their capacities, amenities and images. Review descriptions in the languages you offer to guests.

  3. Check sales information

Review the relevant rate plans, meal plans and connections. Match source codes to the correct records where the connection requires it.

Information about one property can come from several sources. Source records can be linked when their address and location identify the same property. Room names, prices and conditions can still differ between sources; check those separately.

Work on several properties at once

On the Properties list, tick the properties you want, or tick the header to select every property. A bar shows how many are selected and three actions:

  • Change Status moves every selected property to the step you choose, for example publishing it. A property that cannot take that step stays as it is, and Console says how many.
  • Export downloads the selected rows as a CSV file with the list's columns.
  • Delete removes the selected properties after one confirmation. An administrator can undo it.

When an action is not possible for some properties, the others still go through, and the message says how many were done and how many were not.

Check-in and check-out times

Set the earliest time guests can check in and the latest time they check out. Open the property, choose Policies, then Check-in and check-out. For example, Deniz Hotel lets guests check in from 14:00 and requires check-out by 12:00.

Enter both times in 24-hour format, as hours and minutes, for example 14:00. The times are read in the property's own time zone, which the page shows under the fields. Check-out is normally earlier on the clock than check-in, so the two times have no required order.

Storefronts and sales channels show these times. A property with no times set shows none, so enter them for every property you sell. Each change is recorded in the property's history.

Important information for guests

Open Policies > Property notes to add information guests need before booking. A note can apply to a particular stay period and have wording in each guest language. For example, Hotel Sunrise can state that its outdoor pool is closed from November through March.

Applicable notes appear in storefront property details and on the accommodation voucher. Review the dates and language before saving; a note does not change the booking's price or cancellation terms. Keep the property's tourism licence number in its own field so it can be shown with the property information.

Tax settings

The property's tax settings determine which taxes are already in the price, which are added at booking and which the guest pays at the property. Check the treatment against the prices you enter or receive from a connected system.

Open Tax & Fees to manage one consumption tax, up to three lodging taxes and one fee charged by the property. Each lodging tax uses a different scope: federal, regional or city tax. For example, a property can keep a regional lodging tax and a city tax separately, each with its own rate and dates. Add lodging tax adds another section; a scope already used by another tax cannot be selected again.

Use Apply the property's own fee for a service or cleaning charge and enter the Name of the fee guests will see. This charge is separate from the lodging taxes. Set its calculation unit, amount or percentage, effective dates and whether it is included, added at booking or paid at the property. The night limit and child-exemption settings below also apply to this fee when relevant to its calculation unit.

Set From for each rate's first applicable stay date. Leave To empty when there is no end date. For example, a rate beginning on 1 January 2027 with no end date continues to apply to later stays until another applicable rate replaces it.

For a lodging tax, review these fields:

Field What it controls
Name of the tax The name shown on offers. If empty, a general tax name is used in the requested language. A name you enter is shown as written.
Charged nights limit The first nights of the stay to which this tax applies. Enter a whole number from 1 to 365, or leave it empty to apply the tax to every night.
Children exempt up to age For a per-person tax, children at or below this age are exempt. Empty means 2. A value of 12 exempts a 12-year-old; a 13-year-old counts.

For example, if Deniz Hotel sets a limit of 7 nights for a tax, a 9-night stay is charged that tax only for the first 7 nights. The final two nights have no charge for that tax. Exempting all children takes precedence over the age threshold. Tax exemptions do not change which children the property accepts or how the room price is calculated.

Check whether the incoming price already contains the tax. If it does, choose Included in price. Choosing Added at booking for the same tax charges it again. Check this when connecting a property to a channel manager as well.

See Payments overview for tax a channel booking leaves for the guest to pay at the property.

Choose the amount a percentage tax applies to

Also computed on adds other charges to the room amount used to calculate a percentage tax. With nothing selected, it uses the room amount after included taxes and fees have been removed. A consumption tax can also include Lodging taxes, The property's fee, or both. A lodging tax can also include the property's fee. This choice does not change fixed-amount charges.

For example, suppose the room amount before taxes and fees is 1000 TRY and the service charge is 100 TRY. A 5% consumption tax calculated on both is 55 TRY; on the room alone it is 50 TRY. Select the charges required by the property's tax treatment.

If the tax is Included in price, the other charges it uses must also be included in the price. Console rejects a combination that calculates an included tax on a charge added at booking or paid at the property. These choices concern the tax calculation; the commission base remains a separate property setting.

When updating information

If a property or room description is wrong, check its source first. Check the mapping if a source code changed, or the image record if a photo is wrong. See destination search to understand where the property appears in searches.
